Location: Stockton, CA Area (Local or Regional Independent Contractor) The Opportunity: Design Build America is seeking an elite, field-forward licensed Architect (AIA) for a high-value commercial contract in Stockton, CA. We are executing a massive $30M+ transformation of an existing industrial shell into a state-of-the-art, robotics-ready distribution and fulfillment facility for a tier-one global e-commerce tenant. Review complex Tenant Improvement (TI) drawings to spot clashes between architectural layouts and heavy MEP/structural modifications before they impact the schedule.Provide immediate, code-compliant solutions for field deviations, specifically focusing on commercial life-safety codes, complex egress pathways, ADA compliance, and industrial fire-rating assemblies.Draft clear architectural sketches for RFIs, giving the AOR a ready-to-approve solution to keep field crews moving.Review critical architectural submittals and shop drawings (e.g., dock equipment, specialized framing, fire-doors) for field viability and accuracy. Overage Hourly Rate: $175/hour for any approved project hours required beyond the baseline monthly retainer.Monthly Travel & Mobilization Allowance: $1,200/month to fully offset regional travel costs to the Stockton site.RFI Speed & Schedule Bonus: Up to $3,000 per quarter pool, explicitly tied to meeting strict 24 hour turnaround times on field sketches and schedule preservation.Insurance Mobilization Fee: A one-time $2,500 payment provided upon contract execution to offset any necessary independent E&O policy limit increases required to operate on this $30M+ build.Contract Duration: Project-based contract matching the heavy interior build-out and closeout phases.
