SSN Corporation is a Design and Build General Contractor offering services in building construction, building and infrastructure design, land planning and subdivision, structural, site/civil, geotechnical, and MEP design, construction inspection and material testing, as well as permitting and construction support.

Role Description

SSN Corporation is seeking a Licensed Lead Architect for its Raleigh, North Carolina office. The Architect will lead architectural design, land planning, and subdivision projects from conceptual planning through permitting and construction coordination.

The ideal candidate will demonstrate strong design capability, technical expertise in site planning and zoning compliance, and the ability to coordinate with civil engineers, surveyors, and regulatory agencies to successfully deliver residential and mixed-use subdivision developments.

Key Responsibilities

MUST be licensed in NC (multi-state licensure a plus).
Prepare and lead architectural designs for residential and mixed-use developments.
Develop land planning concepts, subdivision layouts, and site development strategies.
Coordinate zoning analysis, feasibility studies, and code compliance reviews.
Prepare and review site plans, master plans, and subdivision drawings.
Collaborate with civil, structural, and MEP teams to ensure coordinated project delivery.
Coordinate permitting submissions and respond to municipal review comments.
Attend planning board meetings, public hearings, and client meetings as required.
Ensure compliance with local building codes, zoning ordinances, and subdivision regulations.
Provide construction-phase support including design clarifications and site visits.
Maintain project schedules and coordinate with project management teams.
Represent the company professionally with clients, municipalities, and consultants.

Basic Requirements

Bachelor’s or master’s degree in architecture.
Active Architectural License (North Carolina preferred; multi-state licensure a plus).
5+ years of experience in architectural design with emphasis on land planning and subdivision projects.
Strong knowledge of zoning regulations, subdivision ordinances, and permitting processes in North Carolina.
Proficiency in AutoCAD, Revit, and other architectural design software.
Experience coordinating with civil engineers and surveyors for subdivision approvals.
Strong understanding of site grading, utilities coordination, and development standards.
Excellent organizational, analytical, and problem-solving skills.
Strong verbal and written communication skills.
Ability to manage multiple projects and meet deadlines.

Physical Requirements

Ability to visit project sites and traverse undeveloped land when required.
Ability to attend municipal meetings and public hearings as necessary.
Ability to work in both office and field environments.
